Common Questions
Do VA loans require a down payment?
No down payment is required for eligible veterans with full entitlement, on a primary residence, up to what the lender will approve. Borrowers with impaired or partial entitlement may need a down payment. VA loans also carry no monthly mortgage insurance, which is a structural difference from FHA and low-down conventional.
What credit score do I need for a VA loan?
The VA sets no minimum credit score. Lenders set their own, and the working floor is commonly in the low-to-mid 600s, though it varies. Because Baker Lending brokers to 175+ wholesale lenders, a profile turned down under one lender's overlay may still fit another's guidelines.
What is the VA funding fee?
A one-time fee paid to the VA that varies by down payment amount and whether it is your first use of the benefit. It can be financed into the loan. Veterans receiving VA compensation for a service-connected disability, and certain surviving spouses, are exempt from the funding fee entirely.
Can I use a VA loan more than once?
Yes. VA entitlement is reusable, and it can be restored once a prior VA loan is paid off. In some situations a veteran can hold two VA loans at the same time using remaining entitlement. The Certificate of Eligibility shows what entitlement is currently available to you.
